Architectural Control Committee
Preserves the aesthetic qualities of the neighborhood while maintaining the high standards of the community. The committee is to provide assistance in establishing and enforcing community standards in the realm of the association's architectural scheme. This committee also produces and maintains a set of standards for items that are not explicitly defined in the Covenants and Deed Restrictions.
Oversees the community website and all communications that are sent to residents. The committee also maintains the community email distribution list, Facebook page, and administers the Google group.
Preserves and enhances the common area landscaping in order to reflect the qualities of the development. Provides input to board of director on landscape projects for the HOA common areas.
Provides social and recreational events that are geared to the interests and needs of the members in order to provide a means for allowing members the opportunity to meet and for the formation of community identification. “Building community, bringing neighbors together, and sparking lasting friendships”
Architectural Control Requests
Anyone wishing to make external changes to their property must meet the association requirements for modifications and submit an application before initiating work.
These changes include (but are not limited too) fencing changes, gates, pools, pergolas/gazebos/patio covers, driveway extensions and other concrete pads, landscape, storage buildings, swimming pools and hot tubs.
To submit a request to the Architectural Control Committee, please use this form. Your request will be sent to RealManage who will process it and send it out to the committee for review and approval or denial. The committee may also choose to “approve with conditions.” You may be contacted for further information. The ACC has 30 days to review your request, but the goal is to have a response to you as quickly as possible once the committee has had a chance to review, ask questions and vote. You will be contacted by RealManage once a decision has been made.
An HOA operating budget is a projection of the money needed by the association to cover its operating expenses and provide adequate reserves for repair and replacement of the elements of the property the HOA maintains. For Rolling Ridge, this means primarily the upkeep and maintenance of the common areas, including landscaping, along with Social events. Additionally, the budget covers utilities, water, insurance, and communications The cost of having a property management company assist with inspection services, violations and ACC requests, along with providing billing and collections services are also included.
The board adopts the operating budget for the following year in the fall. Residents are encouraged to attend board meetings and contact the board with questions, comments or requests for the next year’s budget.
Once the budget is adopted, the property management company will prepare the homeowner invoices for the annual dues to be sent out by December 1st. Dues are due each year on January 1. Homeowners are encouraged to keep an eye out for these bills are they are sent annually.
